Request your maturity date, balance and renewal offer early. Compare the full terms and costs, check whether a switch qualifies for the straight-switch treatment, and review any penalty before making changes.
When should I start looking at renewal options?
Start about four to six months before your maturity date. Some lenders make renewal offers available around 120 days in advance, giving you time to compare, ask your current lender for its best offer and complete a switch if another lender is a better fit.
Gather your mortgage statement, maturity date, current balance, payment, remaining amortization and any renewal offer. Also consider whether you expect to move, renovate, consolidate debt or make large prepayments during the next term.
What is happening with rates and the economy?
As of October 13, 2026, the Bank of Canada’s policy rate target is 2.25 following its September 2 decision to hold. The next scheduled announcement is October 28. Statistics Canada is scheduled to publish September’s Consumer Price Index on October 19, so that information was not yet available when this article was prepared.
Fixed mortgage pricing and variable mortgage pricing respond to different market forces, and future changes are uncertain. Treat predictions about the next Bank decision as forecasts, not confirmed outcomes. Compare actual lender options available for your renewal date instead of basing the decision on a rate prediction.

Can I switch lenders without a stress test?
For an uninsured mortgage, OSFI says federally regulated lenders are not expected to apply the minimum qualifying rate when a borrower makes a straight switch to another federally regulated lender at renewal, provided there is no increase to the loan amount or amortization period.
This is a limited straight-switch treatment. If you want to borrow more, extend the amortization or restructure the mortgage, the transaction is no longer the same simple transfer and qualification rules may differ. Lender approval is still required, and other documents or conditions may apply.

What should I compare beyond the offered rate?
Compare the payment and total cost alongside the terms that affect your flexibility. Review prepayment privileges, portability, restrictions, collateral-charge registration, fees, and the lender’s penalty calculation. A lower payment may also come from a longer amortization, which can increase total interest.
- Ask your current lender whether the first renewal offer can be improved.
- Compare the same term and amortization across options where possible.
- Check whether legal, appraisal or discharge costs apply to a switch.
- Consider plans to move, refinance or pay the mortgage down early.

How much could it cost to break my mortgage early?
If you end a mortgage before maturity, the lender may charge a prepayment penalty. Variable-rate mortgage contracts often use a three-month-interest calculation. Fixed-rate penalties may use the greater of three months’ interest or an interest rate differential, depending on the contract and lender’s calculation.
Do not rely on a general estimate. Ask the lender for a written payout statement and penalty calculation, and confirm how long that quote is valid. Portability may help in some moves, but conditions and deadlines apply.
Should I choose fixed or variable at renewal?
That depends on how much payment variability your household can manage, your plans during the term and the specific lender offers. Fixed options provide more payment certainty for the term; variable options can change according to the product’s terms and lender pricing. Neither is guaranteed to be cheaper over the full term.
Compare the payment, prepayment features, penalty formula and portability. A suitable option should fit your budget and plans even if rates do not move as you expect.

Structured answers
Frequently asked questions
When should I start looking at renewal options?
Begin about four to six months before maturity so you can compare offers, negotiate and leave time for any lender switch.
Do I need to pass the stress test to switch lenders at renewal?
OSFI says federally regulated lenders are not expected to apply the minimum qualifying rate to an uninsured straight switch when both the loan amount and amortization stay the same. Other qualification and lender conditions still apply.
What is the cheapest way to leave my mortgage early?
There is no universal answer. Get a written payout statement, compare the penalty and all switching costs with the potential benefit, and check whether portability is available.
Is my lender’s renewal offer automatically the best one?
No. It is worth asking for the lender’s best available offer and comparing it with alternatives, including terms and fees.
Will mortgage rates fall after the next Bank of Canada announcement?
That is uncertain. The Bank’s upcoming decision and market pricing cannot guarantee what rates any lender will offer.
